Property Accounts
Financial peace of mind,
when it matters most
With complete compliance to the Landlord & Tenant Act 1987, ARMA and RICS guidelines, our service charge funds are securely held separately for each client in a trustee status account. All monies are further safeguarded by the Royal Institution of Chartered Surveyors ‘client money protection scheme’, with statutory protection via the Financial Services Compensation Scheme up to a value of £5.3 Million, ensuring peace-of-mind that all funds remain fully protected.
Firm but fair property management accounting
Poolman strives to operate with an incredibly low rate of service charge arrears, offering our customers the option to spread the cost via monthly instalments. We take a balanced approach when it comes to managing property accounts, so as to ensure fairness among all residents. If payments are overdue, reminder letters will be automatically sent, followed by advice of potential legal action to recover the debt – handled efficiently by specialist leasehold solicitors.
Our experienced property accounting team is adept in client reporting, which can occur both electronically or through face to face meetings. The software we use is able to create customised property management financial reports to suit clients needs, with clear and precise information about your development’s performance.
All service charge accounts are drafted in-house and end year accounts are completed weeks ahead of the close of each fiscal period. Property accounts are audited or certified by specialist leasehold accountant firms to guarantee accuracy, before being circulated to leaseholders in accordance with industry best practices.
